Frequently Asked Questions

Our process has been sculpted into five easy steps. Before we can start your build we have to determine a few things.

Land:
We have to find the plot of land we are wanting to build on. This can happen in a variety of ways, whether you own the land already or are working to buy the land with your construction loan from the bank. Our great friend Ryan Ivie can help you answer some of the questions associated with buying land and financing as well. We can’t work with ideas or plans until we know we have that land secured.

Financing:
This part may be wrapped into buying the land as well, but either way, we’ll need to solidify financing. You can use a lender to do a construction loan or on-time close loan. We also offer financing if a construction loan is not a good fit for you.

Design & Plans:
We work with an amazing team through all of our design needs, they will work with you to make sure all of your design dreams come true and then help convert those designs into plans we can structurally build with.

Materials:
Once plans are established, we’ll order needed materials and start to schedule out the build process to try and get an idea of how long the build process will take. We do everything we can to speed up that process by keeping your project moving towards completion.

Final Walkthrough:
Although there will be plenty of follow-ups along the way to make sure everything is just right, We will schedule one official final walkthrough once everything has been completed. This will serve as our last check that all work has been executed beautifully and that you are ready to move into your new home after the official closing.

The process of building an amazing home is never an easy one. But we pride ourselves in making it one that is fun and exciting because your new home is beautiful! And bringing it to life is an amazing ride.
We at Premier Constructors don’t personally design the homes. We work off of precise building plans provided by an architecture design firm. We work personally with RML Design and have loved our relationship and collaboration thus far. They help put your ideas onto paper in a way that we can effectively bring that dream to life.
The process of building a new home is never an easy one. There are countless decisions and moving parts all along the process. So it can be hard to nail down a specific build time. Once we start to schedule out each step of the build and are able to order all of the materials and finishes we start to have a better idea of that completion date. But on average you can plan on a new home build taking about seven to twelve months.

As stated before, that timeline is an estimate and we cannot guarantee all projects will be completed within twelve months. The largest factors that play a key role are; the size of the project, permits & inspections, and the backorder of materials/finishes. We do our best to keep these items as smooth as possible and speed up the process. But we also want to make sure everything is done right the first time, so your beautiful home can stand the test of time.
Building a home comes with a lot of variables. Cost is a major factor in decision-making along the way. But it’s hard to accurately estimate how much a home will cost to build. The main items that will influence the overall cost of the house are as follows:

Design
The design of a home influences price. As custom homes can have a variety of corners, walls, and home shapes. And ultimately more of these custom items require more material to build. And with that extra material racks up additional costs.

Finishes & Features
The finishes and features include the materials you use on the inside and exterior of your home. Some costs (like flooring) vary with square footage, while others (like a fireplace or appliances) are single-item costs. These items also come with their initial price and the price of installation, all of which vary according to the materials chosen.

Operational Efficiency
At Premier Constructors we pride ourselves in making sure our processes run smoothly. This includes ordering materials astutely and confirming those orders come incorrectly. Efficiency checkpoints such as these save you money as fewer items ’slip through the cracks’.
We build all over the state of Utah, doing the majority of our work in the following counties: Utah County, Salt Lake County, Davis County, and Weber County.
When building a new home compared to buying an existing home, the existing home most often comes with fix-up costs such as new appliances, mixing broken items, remodeling, etc. When a brand new home is built to your dreams from the very beginning. And although building a brand new home may cost more money upfront, it may be a quicker way to recoup your investment. Ultimately there are factors to sway you both sides. The largest advantages and disadvantages are as follows.

Buying an existing home:

Advantages
- Shorter timeline to move into your new home
- Lower Costs

Disadvantages
- Outdated & inefficient layouts/materials
- Need to account for fix-up costs after move-in.

Building a brand new home:

Advantages
- Building what you want, and building it to be efficient.
- Quickly recoup your investment

Disadvantages
- Slightly higher cost
- Longer time frame to closing
